When people ask why I started Earth Ledger, they often expect the answer to begin with artificial intelligence.
It doesn’t. It begins with land.
Over the past two decades, I’ve had the privilege of working across more than 20 countries on conservation, environmental finance and land stewardship projects, helping manage more than $1 billion in conservation funding. Whether I was working with governments, NGOs or private organisations, I kept coming back to the same question:
Why are some of the world’s most important decisions still being made without the full picture?
The more places I worked, the more obvious the problem became.
The information already existed. Ownership records. Environmental data. Satellite imagery. Infrastructure plans. Energy networks. Biodiversity data. But it was fragmented across countless organisations, systems and datasets. The people making decisions about land, and property, were rarely able to see everything they needed in one place.
That wasn’t just inefficient. It was holding back better decisions.
And that’s why Earth Ledger exists.
Imagine if every parcel of land had its own intelligence. Not a static record, but a living AI that continuously understands its condition, uncovers new opportunities and recommends what should happen next. That’s what Earth Ledger is building.
We believe this missing intelligence layer represents an entirely new category: Parcel Intelligence.
Parcel Intelligence is the continuous understanding of every property’s condition, context, potential, eligibility, risks and opportunities — powered by AI and continuously evolving over time.
Parcel Intelligence is the future of land and property. Earth Ledger is making it possible.
For decades, we’ve described land and property in remarkably simple ways. We know who owns it. We know where it is. We know how much it sold for. We know what has already been built on it.
But those questions no longer feel sufficient.
Today, governments are planning new infrastructure. Renewable energy is reshaping investment. Property owners are looking for new sources of value. Financial institutions are beginning to assess climate and environmental performance. Every one of those decisions starts with land.
Yet we’re still using data designed for yesterday’s economy.
“For decades we’ve valued land based on what it
contains. The next generation of decisions will be
based on understanding what every parcel is capable
of.”
That belief became the foundation for Earth Ledger. We aren’t trying to replace property data. We’re building and owning the intelligence layer that has been missing from it, from a parcel level.
Artificial intelligence has transformed how we search for information, write content and communicate. But I believe its greatest contribution won’t be digital at all. It will be physical.
“Artificial intelligence has become incredibly good at
understanding language. The next challenge is
helping it understand the physical world. Every
major decision about energy, infrastructure, housing
and investment starts with land, yet we’re still
making many of those decisions using fragmented
information rather than intelligence.”
That’s where the idea for Parcel Intelligence came from. Imagine discovering your property could generate renewable energy income. Or receiving an alert that your land has become eligible for funding, infrastructure or conservation opportunities you never knew existed. Or being told that it is time to plant those strawberries based on your location and expected weather for the next few weeks. This changes the game.
Instead of simply recording information about a parcel, what if we could understand and unlock its full potential?
Could it generate renewable energy?
Could it support new infrastructure?
What is its ecological performance?
How resilient is it?
Could it unlock new economic opportunities?
These are the questions we believe tomorrow’s land and property owners, developers, governments and investors will all be asking.
By combining artificial intelligence, geospatial technology and proprietary intelligence models, we’re creating a new way to understand land — not just as a physical asset, but as a dynamic source of opportunity. And we’ve created the world’s first Parcel Intelligence platform to do it.
At Earth Ledger, we often talk about Identify. Quantify. Connect.
First, identify what exists and what value is being created.
Then quantify the opportunities.
Finally, connect people to the markets, partners and solutions that can help unlock that value.
That simple framework sits behind everything we’re building.
People often ask why we chose Croatia as our starting point.
The answer is simple. Croatia represents many of the challenges and opportunities we see around the world. It has extraordinary natural assets, a diverse landscape, growing renewable energy ambitions and a strong technology community. It is the ideal place to prove that better parcel intelligence can lead to better decisions. But our vision has always extended far beyond one country.
We’re building Earth Ledger in Croatia.
We’re building it for the world.
Ultimately, our ambition isn’t to build another property platform.
It’s to create a completely new category.
Just as navigation changed when maps became intelligent, we believe land is about to undergo the same transformation. The future isn’t about collecting more data. It’s about making that data meaningful.
“We don’t have a land problem, we have an
intelligence problem. The future isn’t about collecting
more information. It’s about giving people the
intelligence they need to make better decisions about
the world’s most important asset.”
I believe every parcel on Earth will eventually have an intelligence profile in the same way every business has financial data or every person has a digital identity.
Understanding a parcel’s energy potential, infrastructure suitability, environmental performance and future opportunities will become as fundamental as knowing its location or ownership.
That future won’t happen overnight. But every major shift starts with a different way of thinking.
For us, that shift starts by asking a simple question:
What if the future of land and property began with the intelligence to identify, quantify and unlock the potential of every parcel?
Well, now it does.
